Check whether mortgage insurance can come off
If you have a conventional loan and your equity has grown, you may be able to remove monthly mortgage insurance. Sometimes that takes a new appraisal rather than a refinance. It is worth asking about before assuming you need a whole new loan.
See whether a cash-out refinance is realistic
Cash-out guidelines require you to leave a meaningful share of equity in the home. Knowing roughly what the house is worth tells us in one conversation whether the plan works.
Decide between selling and staying
If you are weighing a move, the estimate plus your payoff balance gives you an approximate idea of what you would walk away with. From there we can look at what that supports on the next house.
Plan a renovation
A home equity line is often the cleanest way to fund a project without disturbing a first mortgage you like. Your value estimate determines how much room there is.
