How I work
The mortgage business has a communication problem. People hand over their pay stubs, their tax returns and their bank statements — the most private information they own — and then spend six weeks not knowing what is happening. That is the part I try hardest to fix.
My approach is simple enough to state in three sentences. Tell you the truth early, even when the truth is that the numbers do not work yet. Ask for every document once instead of trickling requests out over a month. Answer the phone.
Most of what I do is not paperwork, it is translation. Underwriting guidelines are written in a language normal people have no reason to speak. My job is to look at your situation, figure out what an underwriter is going to see when they open your file, and tell you in plain English what that means for you.

Write this in Nick’s own voice. It cannot be borrowed from another originator’s site — duplicate biography copy across two Edge sites can get both filtered out of search results.
Licensed in 19 states
Most loan originators hold one or two licenses. I hold nineteen, and that is deliberate.
People move. A promotion lands you in Charlotte. Your parents retire to Florida and want to buy near you. You find an investment property in Phoenix that makes more sense than anything in your own zip code. When that happens, the normal outcome is that you get handed off to a stranger and start the relationship over.
With licenses in Alabama, Alaska, Arizona, California, Colorado, Florida, Illinois, Indiana, Louisiana, Michigan, Missouri, North Carolina, Ohio, South Carolina, Tennessee, Texas, Utah, Virginia and Wisconsin, that hand-off usually is not necessary.

When a self-employed borrower gets declined at one shop and approved at another with identical documents, that is usually what happened.
Practically, it means I spend less time telling people no and more time figuring out who will say yes.
