Monthly payment, broken down
Most payment calculators show you principal and interest and stop there. That number is not what leaves your bank account. This one adds taxes, insurance, mortgage insurance and HOA dues so you see the whole thing.

What can I afford?
This works backwards from your income and your existing monthly obligations to a purchase price. Underwriters look at your debt-to-income ratio — the share of your gross monthly income that goes to debt payments. Different programs allow different ratios, so try a couple.

Refinance break-even
A refinance costs money to do. This tells you how many months of a lower payment it takes to earn those costs back — and shows you total interest both ways, because a lower payment stretched over more years is not automatically a win.

Renting is not throwing money away, and buying is not automatically the smart move. It depends almost entirely on how long you stay. This compares total cost both ways and tells you the year buying pulls ahead — if it does.
